Attorney's Landlording Kit
Jonathan Dever, Esq. of Real Estate Legal Wizard says that "Making money in Real Estate and becoming a good Landlord begins with using the right documents to increase cash flow, profits and protecting your investment! ... In the Attorney's Kit, you get a collection of 27 of the legal forms used most often by landlords to manage their rental properties in an efficient and professional manner.

INTERNET LEGAL RESEARCH GROUP (ILRG):  FREE!!!!!!! (Let me say it again, so that you don't misunderstand... FREE!!!!!!) Their legal forms archive is "the Internet's largest collection of free legal forms -- 2,000+ and growing!" "'Are these forms valid in my state?' At ILRG, we are committed to delivering top quality legal forms that are valid in all states. We will pay $50 to anyone who brings to our attention any form on our site that is not compliant with U.S. state law. See the terms and conditions for this offer for further information."
Author's note: The caveat is that to use the form you must cut and paste it and format it into a word processing program. Generally not a big deal. If you want a pre-formated Microsoft Word version, you can download it for $9.99. Overall, seems like a great service. If you need a particular real estate form, it may be worth your while to check them out. I have listed some of the forms they offer below:

US EPA PAMPHLET--TSCA SECTION 406(a)
PROTECT YOUR FAMILY FROM LEAD IN YOUR HOME: This link directly to the EPA gives you access to this pamphlet in English, Spanish, Russian and other languages. Federal law requires that individuals receive certain information before renting, buying, or renovating pre-1978 housing: LANDLORDS have to disclose known information on lead-based paint and lead-based paint hazards before leases take effect. Leases must include a disclosure about lead-based paint.

New Jersey
New Jersey Truth In Renting brochure: The "Truth In Renting" Act calls for distribution of the statement to all tenants with a rental term of at least one month living in residences with more than two dwelling units (or more than three if the landlord occupies one). The landlord is required to give a copy of the current statement to each tenant when a lease is entered into, and to make available the current statement in the building where the tenants can easily find it. The landlord should keep documentation or receipts verifying distribution of the Truth in Renting statement to new tenants. A landlord who does not properly distribute the statement is subject to a penalty of up to $100.00 for each offense.
